Paver Repair & Re-Sanding — Farmington Hills, Michigan
Paver Repair & Re-Sanding in Farmington Hills
The older Farmington Hills plats sit under trees fifty to seventy years old, and that canopy drops litter and seed into paver joints and can send roots under front walks. We lift, relevel and re-sand pavers, and we tell you when a root rather than the base is behind the problem.

In Farmington Hills
Farmington Hills filled in one subdivision at a time: the Kendallwood plats of the 1950s and 60s, a wave of building through the 70s and 80s, larger homes from the 1990s on. From Kendallwood to Copper Creek and out toward Haggerty Rd, where those houses have paver walks or patios, paver trouble shows up in the same few ways: a run tipped up along one side, a low spot that holds water after rain, joints gone soft and green.
In the older east-side plats toward Middlebelt Rd, where the canopy is heaviest, a lifted walk beside a tree can point to a root. Roots push up paving as they thicken. Pavers accommodate that better than a rigid slab: they are less prone to crack, and a lifted run can be relaid. The root itself we leave alone. Cutting a major root can kill a mature tree, so that is an arborist's call, and we don't do root work.
Joints are the second front. The Concrete Masonry & Hardscapes Association (CMHA) names organic matter, seeds and insects among the things that strip sand from paver joints, and it traces joint weeds to windblown seed that lodges in the sand, not to anything growing up through the base. As the sand goes, the pavers lose the interlock that lets them share a load, and the field starts to drift.
How we work
Find the Cause, Then Reset

The first paver comes out with an extractor or a pair of screwdrivers, the rest are cleaned and stacked in order, and then we can see what failed: bedding that washed away, base that settled, an edge that let go, or a root. A low base is filled with compacted base material. Extra bedding sand never makes up the height, because the dip would show through again. Fresh concrete sand is screeded over the corrected base, the pavers go back in their original pattern along a string line, a hair above their neighbors, and a plate compactor makes at least two passes overlapping the pavers that never moved.
For re-sanding, old joint material comes out at least 1 1/2 in. deep, leaf grit and weed roots with it. Once the pavers are dry on top, on their sides and in the joints, polymeric sand is swept in and compacted, topped off and compacted again, finished about 1/8 in. below the surface, cleared of dust and watered in from the low end. The paver repair page covers each step.
Shortcuts That Bring the Problem Back
Sweeping fresh sand into the joints of a sunken corner is the tempting one, but it leaves the base under that corner as low as it was. Cutting the root that lifted a walk puts the tree at risk. A narrow pressure-washer tip run down the joints to clean them blows the sand out and can undermine the pavers beside them; joints get cleared by hand or with a wide, low-angle spray. No sealer holds up a failed base, so repairs come first and cleaning and sealing can follow.
When to Book Paver Repair & Re-Sanding in Farmington Hills
CMHA suggests walking your pavers each spring during a rain or just after it, and again in late summer or early fall. Look for puddles, rocking pavers, wavy pattern lines and sand more than half an inch below the tops. Under heavy shade, the fall check is also when to clear packed leaves from the joints. Polymeric sand needs dry pavers and about two days above freezing, and a shaded patio dries slowly, so re-sanding is spring-through-fall work. Resetting needs unfrozen ground. A paver standing more than 1/8 in. proud should be lowered before snow, because a shovel catches its edge.
Questions, answered
Paver Repair & Re-Sanding in Farmington Hills: FAQs
A tree root has pushed up part of our front walk. Can you fix it?
We can relevel the walk; the root stays. We lift the affected run, rework the bedding and base where the root allows, and relay the same pavers. A living root keeps growing, so it may lift the walk again. Removing a major root can kill a mature tree, which is why that decision belongs to an arborist, not to us.
Why do weeds keep coming back between our pavers?
They usually sprout from seed that blows into the joints and catches in the sand, not from the soil under the base. Pulling them leaves the gap open for the next crop. Cleaning the joints out to full depth and refilling them with polymeric sand gives seed far less to take hold in. Our post on weeds in polymeric sand covers the reasons it can still happen.
Our association sent a notice about the walk. How fast can we get a number?
Send photos, one wide shot and a few close-ups of the loose spots, or ask us to come look. Either way, a written estimate comes back within 24 hours, ready to forward to the board. Paver repair has no set rate, because two loose rows and a rebuilt edge are different jobs, so the estimate lists each repair it covers and what it involves.
A few pavers on our patio rock when we step on them. Is that a big repair?
Not always. A rocking paver has often lost the sand around it, so it carries weight alone instead of sharing it with its neighbors. If it still sits level on a sound base, refilling the joints and compacting may be enough. If it also sits low, it comes up and the base beneath it is corrected before it goes back.
