Paver Repair & Re-Sanding — Eastpointe, Michigan
Paver Repair & Re-Sanding in Eastpointe
On Eastpointe's compact lots, a paver walk or patio is rarely far from the house, which puts it right where the water off the roof comes down. Where it lands, the joints empty and the base underneath can stay wet. We find the low sections, correct the base, reset the pavers and refill the joints with polymeric sand.

In Eastpointe
The typical lot either side of Gratiot Ave puts a brick bungalow or ranch close to its neighbors, with the garage set back behind the house. A paver walk down the side of the house to that garage, or a small patio off the back door, shares a narrow strip with the downspouts and the eave line. On a lot off Kelly Rd or Hayes Rd, that strip is the first place to look.
CMHA, the concrete paver industry's trade association, singles out downspouts and the drip line under an eave as places where concentrated water erodes joint sand. Once a joint is empty, rain reaches the bedding sand below, and washed-out bedding is one of the causes CMHA gives for a sunken section. The ground adds another from the same list: the city between 8 Mile Rd and 10 Mile Rd sits on flat lake-plain clay that drains slowly, so the base under a walk can stay saturated after a storm.
Leaves make it worse. Street trees fill gutters here every fall, and a packed gutter spills over its front edge, turning the length of the eave into a drip line. That is why gutter cleaning belongs in the same conversation as the pavers below it.
The signs: a dip that holds a puddle after rain, sand fanned across the pavers below a downspout, joints along the drip line sitting well below the paver tops. A re-sand fixes the last one by itself. A dip needs the base under it corrected first.
How we work
Mark the Dip, Fix What Is Under It

We check each low area with a string line, because early-morning and late-afternoon shadows make a dip look deeper than it is, and mark where it starts and stops. The pavers inside that line come up, the first with an extractor or a pair of screwdrivers, and are cleaned and stacked beside the opening. What we find underneath sets the next step. Washed-out bedding is cleared away. A base that has dropped gets new base material, compacted back to grade, because extra bedding sand never makes up for a low base. A fresh bed of concrete sand about an inch deep is screeded flat, and the pavers go back in their original pattern. The plate makes at least two passes, overlapping the pavers that were never disturbed, and leaves them a hair high to allow for settling. Then the joints along the run are cleared to an inch and a half, filled with polymeric sand while everything is dry, compacted, topped off, swept clean and showered in from the low end.
Shortcuts That Bring the Dip Back
The first shortcut is pouring polymeric sand over the half-empty joints below a downspout. It leaves a thin crust of binder over loose old sand, which Alliance, a polymeric maker, warns will peel and flake. Shimming a sunken paver with more bedding sand is the second. The base is still low, and the unevenness works its way back to the surface. Re-sanding before the pavers and joints have fully dried is the third, since the binder sticks to damp paver faces and can leave a haze. The fourth is clearing old joints with a narrow pressure tip, which can blow out bedding along with the sand and undermine the pavers next to it.
When to Book Paver Repair & Re-Sanding in Eastpointe
Go out during a spring rain and watch the side of the house: where water pools and where each downspout lets go is the map of what needs work. CMHA suggests a second look in late summer or early fall. Base work needs unfrozen ground, and polymeric sand needs dry pavers and about 48 hours above freezing afterward, so the window tightens once October brings southeast Michigan its first freezes. CMHA warns that a low spot still holding water when the cold arrives can turn into an ice patch, so fix the path to the garage before then.
Questions, answered
Paver Repair & Re-Sanding in Eastpointe: FAQs
Why is only the strip under the downspout sinking?
Usually because that is where the water lands. Concentrated runoff empties the joints there first, then carries off the bedding sand, while slow-draining clay keeps the base below it wet. CMHA lists washed-out bedding and a saturated base among the causes of a depression. The repair is to lift that section, correct the base, reset the pavers and refill the joints with polymeric sand.
Can I just add sand to the low spot myself?
To the joints, yes, if the pavers are firm and level. CMHA tops up joints with dry masonry sand once the sand sits more than half an inch below the paver tops, and advises against polymeric for topping up. Sand under the pavers is a different matter. Extra bedding never makes up for a low base, and the dip shows through again.
Do weeds in the joints mean the base has failed?
Not on their own. CMHA notes that weeds sprout from windblown seed lodged in the joints, not from the bedding or base. Pulling them, clearing the joints and re-sanding at full depth usually handles it. Our post on weeds in polymeric sand covers why they return.
How is paver repair priced in Eastpointe?
There is no published price, because a re-sand along one drip line and a sunken walk to a rear garage are different jobs. Send photos or book a visit for a written estimate within 24 hours. The shop on Hall Road in Clinton Township is about 20 minutes from Eastpointe, and there is no travel fee.
