Paver Repair & Re-Sanding — Columbus Township, Michigan
Paver Repair & Re-Sanding in Columbus Township
Much of Columbus Township is nearly level lake-plain clay and sand that drains slowly, and the Belle River valley adds slopes where runoff moves fast. Wet ground under pavers shows up as dips; fast water shows up as empty joints. We repair the layer underneath, then re-sand.

In Columbus Township
The township master plan describes Columbus Township's soils as glacial-lake plain: nearly level, somewhat poorly drained clay and sand laid down on an old lake bed, with a clay-till moraine through the center. Water lingers in ground like that. CMHA's maintenance guide puts a saturated base or soil on its list of causes for a paver depression, beside a base or subgrade that settled, often from poor compaction, bedding sand laid too thick, and bedding and joint sand that washed out. Under paver driveways on clay or slow-draining soil, its construction guide recommends drain pipe.
A dip that holds water after rain shows where the trouble is, not how deep it goes. Some sit only in the bedding; others reach a base that was thin or loose from the start. Over well-drained soil, CMHA's minimum compacted base is 4 inches under patios and walks and 6 under driveways, beneath about an inch of concrete-sand bedding, and in a cold climate continually wet soils call for more. Many homes here date from the township's growth years, 694 of 1,621 built between 1990 and 2009, so a patio laid when one of those houses went up has now been through some 17 to 36 winters.
The Belle River valley is the other setting. The river crosses the township with rises of 20 to 40 feet to the uplands, and on a lot along the valley side or near the Rattle Run floodplain, a walk can run downhill toward water. Runoff then travels along the joints. CMHA recommends stabilized joint sand on slopes steeper than 7% and below downspouts and eaves, so polymeric sand is the fill for a walk that steep.
How we work
Find the Wet Layer, Then Rebuild It

Each dip is checked with a string line, and we note where water stands after rain. The pavers come up and are stacked in sequence, and digging goes only as far as the layer that failed. Wet or washed-out bedding is removed. A base that has sunk is brought back to grade with compacted base material rather than padded with sand, because a thick sand bed under the pavers deforms and lets the dip return. New bedding is screeded to about an inch, and the pavers are relaid along string lines slightly above the surrounding surface. A plate compactor passes over them at least twice, overlapping the neighbors, and joint sand is worked in and compacted until the joints take no more.
Repairs That Ignore the Water
Adding sand under a sunken paver and dropping it back in place is the tempting fix, but CMHA's guidance is that bedding sand never makes up for a low base: the unevenness shows through again. Base work on frozen ground is ruled out in its construction guide, and compacting a base that is still saturated starts the repair on the problem it is meant to fix. Plain joint sand on a sloped walk can wash toward the low end. And a reset is not drainage. If a downspout or a low corner sends water under the pavers, the estimate says so, because changing where water goes is outside our repair work.
When to Book Paver Repair & Re-Sanding in Columbus Township
Slow-draining ground sets the calendar. After the thaw, and after any long rain, the area needs time to firm up before base work starts. Re-sanding needs dry pavers inside and out, a day without rain beforehand, no rain due for at least 12 hours, and 48 hours above freezing after the sand goes in, with sprinklers off. If the patio will be sealed later, the polymeric label sets the wait, anywhere from a day or two to about a month, and a pressure washer stays off new joints for 30 days. Our guide to polymeric sand haze covers the residue damp pavers leave.
Questions, answered
Paver Repair & Re-Sanding in Columbus Township: FAQs
Why does the same spot on our patio keep sinking?
Usually because the layer under it is still giving way. If earlier fixes only added bedding sand, the low base underneath was never corrected, and a base that stays wet can soften again. The repair takes the pavers up, digs to the failed layer, rebuilds the base with compacted base material and relays them. If water is feeding the spot, the estimate points that out, since drainage work is not something we do.
Does clay soil make pavers heave?
Not by itself. Frost heave needs freezing weather, a frost-susceptible soil and water together, and the North Dakota Geological Survey names silts, loams and very fine sands as the most susceptible, with clay heaving less severely and clean, well-drained gravel rarely at all. On slow-draining ground, watch for dips from a saturated base as well. Judge any heave after the ground has thawed.
Is polymeric sand right for a walk on a slope?
Yes. CMHA recommends stabilized joint sand on slopes over 7%, where downspouts and eaves concentrate water, and on wide joints. It goes in at least an inch and a half deep, on dry pavers. It adds no structural strength, though, so a sloped walk still needs a sound base and a restrained edge for the joints to stay put.
How is paver repair quoted in Columbus Township?
From photos or a visit, with a written estimate within 24 hours and no published price, because one sunken spot and a rebuilt walk are very different jobs. Township Hall on Bauman Rd is about 32 minutes from our Clinton Township shop, and no travel fee is added anywhere in the township, from Gratiot Ave to Rattle Run Rd.
