In Chesterfield Township
The subdivisions north of 23 Mile went in on flat former farmland that drains slowly, and like the township's condominium communities, they generally carry homeowner associations. If an association letter cites a sunken stretch of walk, weeds in the joints or an edge row creeping into the lawn, the estimate can list each item so it lines up with the notice. Our post on clearing an HOA exterior notice covers the paperwork side.
Where cars park, base depth matters: CMHA's construction guide sets a minimum of 6 inches of compacted base under driveways and 4 inches under patios and walks, both on well-drained soil; cold climates with wet or weak soils need more, and it recommends drain pipe under vehicle areas in clay or slow-draining ground. A deep rut in the tire paths of an apron or parking pad often means a base too thin or soft for the load, which calls for rebuilding it rather than adding sand. Drain pipe is outside our work; if a section needs it, the estimate says so.
Cracks deserve a look before anything is swapped. CMHA's maintenance guide says tight hairline cracks generally don't affect how a paver performs. Broken or crumbling units get replaced, but damage can point to weak support underneath, which a new paver alone will not fix.
When the trouble is faded, grimy pavers rather than loose or sunken ones, that is paver restoration; repairs go first when a surface needs both.
How we work
Rebuilding a Settled Section

Early and late-day shadows make a dip look deeper than it is, so we stretch a string line over it and mark where it starts and stops. Where the field is locked too tight to pry, a chisel breaks out one paver to start; the rest lift cleanly and are stacked in sequence. The settled base is built back to grade with base material, compacted as it goes in, then topped with roughly an inch of screeded bedding. Each paver returns to its old spot, and two or more plate-compactor passes running onto the field leave it a touch high to allow for settling. Joints are filled and compacted until they will not take more sand. Cracked units are swapped on the same visit, trying any spares you kept first.
Patches That Fail Twice
Sealing over a dip or a loose edge heads this list, because sealer neither holds pavers nor rebuilds a base; repairs belong before any coating. Next is the sand shortcut: sweeping fresh polymeric over the old sand still sitting in the joints, or blending it with a leftover bag from the garage. Over old sand in a half-empty joint, polymeric sand peels and flakes, and the Techniseal and SEK-Surebond sheets rule out mixing. Last is the replacement cluster. Weathered pavers differ in color from new or stored ones, so bunching new units in one patch makes a visible square; scattering them through the pattern spreads the difference out.
When to Book Paver Repair & Re-Sanding in Chesterfield Township
Releveling and replacement need unfrozen ground, so they can happen any time between the spring thaw and the ground locking up again in winter. Re-sanding is fussier: paver tops, sides and joints all dry, then a forecast above freezing for 48 hours, and on the shore plats along Jefferson Ave the dew and fog off Anchor Bay can stretch the wait. Raised pavers along a drive are worth fixing before plow season, since blades and shovels catch them. Walk the surface each spring in the rain and again in late summer, and send photos of anything that holds water.
Questions, answered
Paver Repair & Re-Sanding in Chesterfield Township: FAQs
Our HOA flagged a sunken walk. Can you fix only what the letter lists?
Yes. A repair can be as small as one settled stretch or one tipped edge row, and the written estimate itemizes each area so it can go to the association alongside the notice. Send the letter and some photos, or book a visit, and you'll have it inside 24 hours. Travel is free, and Hall Rd runs from our shop to the township line at I-94.
The pavers where we park have settled into ruts. Why?
CMHA traces ruts in the wheel paths mainly to the base or soil settling under repeated tire loads; shallow ones can start in bedding sand with too many fines and poor drainage. We lift the section, rebuild the base or replace the bedding, relay the pavers and compact them into the field; if the spot also needs drainage, we say so.
Can replacement pavers match a patio that is twenty years old?
We won't promise a match. Pavers that have spent twenty years outside have worn and shifted in color, and some colors have been discontinued. If spares were left from the original install, we try those first, though stored pavers look different from weathered ones too, and any new unit will look different from its neighbors.
We're on a canal lot near Anchor Bay. Does the water change the repair?
It changes the timing more than the method. A base that sits wet can settle, so a low area on a shore lot gets the same lift, rebuild and reset as anywhere else. Seawall repair is outside our work; if a low spot runs along the wall, the estimate says so. The bay matters most for re-sanding: polymeric sand needs dry pavers top to bottom, damp pavers or high humidity can leave a haze, and sprinklers stay off while it cures.
