Paver Repair & Re-Sanding — Casco Township, Michigan

Paver Repair & Re-Sanding in Casco Township

A patio on a Casco Township acreage can meet lawn on most of its sides, so the edge restraint is what keeps it from spreading. When that edge lets go, joints open and the outer pavers tip. We rebuild the edge with a restraint CMHA accepts, relay the outer rows and re-sand the joints.

In Casco Township

Farmland and rural residential land cover about 78% of Casco Township, and zoning sets minimum lots of 2 acres in the R-1 and R-2 districts and 5 in the agricultural district. On a lot that size a paver patio can sit out in the lawn: the house wall, which CMHA accepts as a restraint, may hold one side while grass meets the rest. CMHA's edge restraint note requires a restraint along the perimeter and wherever the paving meets another material, to hold the pavers tight through traffic and freeze-thaw. Soil backfill, it says, is never a suitable restraint.

A failing edge has a recognizable pattern. CMHA's maintenance guide describes joints that widen at the outer edge, edge pavers that rotate or settle, and sand lost from the gaps, most noticeable within a foot or two of the edge. When we see it, the first question is what the border was held with. CMHA rules out landscape bed edging and any edging set on top of the bedding sand, and advises against timber, which warps and rots. Spikes belong in compacted base, never in soil, and the base should run past the restraint by at least the base's own thickness, so a 6-inch base reaches 6 inches past the spikes.

A concrete edge troweled against the outer row looks solid, but CMHA lists a troweled edge only where the ground does not freeze, so the repair uses one of the restraints it accepts for homes. Low spots in the field of the patio are a separate question. On ground near the county drains that carry water toward Swan Creek, or by the Belle River floodplain in the northeast, a saturated base is one of CMHA's causes for a dip, and the fix is the base, not extra sand.

How we work

Rebuilding a Failed Edge

The outer rows come up as far back as the joints have opened, and each paver is cleaned and stacked in sequence. The failed edging comes out with them. Where the base has slumped under the border, it is rebuilt with compacted base material and carried out past the line of the new restraint, which goes in with any spikes driven into that base, never into topsoil. The pavers are relaid in their original pattern, pulled tight to close the widened joints and compacted. Joints elsewhere on the patio that have run low are cleared to at least an inch and a half, then the relaid edge and those joints are filled with polymeric sand and compacted again.

Edge Repairs That Fail Again

Pounding the old spikes back into the lawn returns the restraint to the soil it slid out of. Backfilling the edge with dirt and seeding grass up to the pavers looks tidy for a season, but soil is not a restraint. Re-sanding without fixing the border loses the new sand where the joints keep opening. And polymeric sand adds no structural strength of its own, CMHA notes, so harder joints cannot hold a patio whose border has lost its restraint.

When to Book Paver Repair & Re-Sanding in Casco Township

Edge and base work need ground that has thawed through, since CMHA's construction guide rules out building on frozen soil. In spring the low parts of a large lot near a county drain can stay soft after the thaw, so we confirm the area has firmed up before digging. The polymeric fill then needs dry pavers, a dry forecast and 48 hours above freezing. Southeast Michigan's growing season ends in October, so book fall repairs early, and the outer rows go into winter restrained instead of loose for another season of freezing and thawing.

Questions, answered

Paver Repair & Re-Sanding in Casco Township: FAQs

What kind of edging holds pavers along a lawn?

One CMHA accepts for homes: precast concrete or cut stone edging, plastic edging made for pavers, aluminum, or a poured concrete curb, with any spikes driven into the base. Steel edging is for rigid bases only. CMHA rules out landscape bed edging and soil backfill, advises against timber, and lists a troweled concrete edge only where the ground does not freeze.

Should cracked pavers be replaced?

Not always. CMHA's maintenance guide says tight hairline cracks generally do not affect performance. Broken pavers are replaced, missing ones should be replaced promptly, and damage can point to weak support beneath, which we check first. Keep any spares from the original job. A stored paver still looks different from one that has weathered for years, so replacements are scattered and no color match is promised.

Do you work around septic fields and wells?

Yes. Casco Township has no sanitary sewer or municipal water, so most homes have a drain field and many a private well. Mark the tank lid, the field and the wellhead when you send photos, and the work is planned so equipment and base material stay off them and the water that sets polymeric sand runs away from them.

How is a Casco paver repair quoted?

There is no published price. A re-sand, a rebuilt edge and a releveled walk are different jobs, so each is quoted from photos or a visit, and the written estimate follows within 24 hours. The township hall on Meldrum Rd is about 28 minutes from our Hall Rd shop in light traffic, by I-94 and Marine City Hwy, and the drive carries no travel fee.
