In Bingham Farms

Many village homes sit back from Telegraph Rd and the 13 Mile and 14 Mile traffic, down wooded lanes off Bingham Rd, on lots near an acre that fall away toward the ravines. Paving there shares the ground with very large trees. Roots push paving up as they thicken, and pavers accommodate that better than poured concrete, though they do not stop it.

Roots are one cause we leave alone: cutting a major root can lead to dieback or kill the tree, so that call belongs to an arborist. Sections raised by frost, sunk over a settled base or pushed out by a failed edge are the repairs we take on.

The ravine grades bring water. Runoff down a sloped walk or drive pulls sand from the joints, hardest where it concentrates at a downspout or under an eave, and leaves and other organic matter from the canopy settle into the joints, one more way sand is lost. A walk laid in clay brick rather than concrete pavers has its own rules. Wind and rain wear down the tops of clay joints, so they need re-sanding from time to time, and the Brick Industry Association calls for stabilized sand where those joints run wider than 3/16 inch.

How we work

How a Lifted or Sunken Section Gets Relaid

First comes the cause. A straightedge or string line across the section shows how far it moved and where it stops, and the cause sits in one of three layers: the bedding sand, the base or the soil under it. The first paver comes out with an extractor or two screwdrivers, or a chisel if the field is locked tight, and the rest are cleaned and stacked.

The fix goes into the base, not the sand. A low base is built back up with compacted base material, because extra bedding sand lets the dip show through again. Fresh bedding is screeded over it, and the pavers go back in their original pattern along string lines, 1/16 to 1/8 inch proud of their neighbors. The section is plate-compacted at least twice, overlapping the undisturbed pavers, and sanded until the joints take no more. Broken pavers are swapped here; tight hairline cracks generally do not affect performance.

Where Re-Sanding Goes Wrong Under Heavy Shade

On a lot where the shade never lifts, the risk is re-sanding too soon. Polymeric sand needs pavers dry on top, on their sides and down in the joints, and about 24 hours after cleaning or rain. Swept onto a damp surface it sticks, and damp pavers or humid air can leave a white haze that takes hot water and scrubbing to remove once it sets, as our haze removal guide explains.

Blasting moss and leaves out of the joints with a narrow tip strips the sand and can undermine the pavers; CMHA calls for a wide, low-angle spray. And raking extra bedding sand into a dip over a low base hides it only until the unevenness shows back through.

When to Book Paver Repair & Re-Sanding in Bingham Farms

Resets and base work can go ahead whenever the ground is not frozen. Re-sanding waits on the weather: dry pavers, temperatures holding above freezing for about 48 hours afterward, and sprinklers off. Under heavy canopy the pavers dry slowly after rain, so the forecast sets the day more than the month does. Before winter, any paver standing more than 1/8 inch above its neighbors should be fixed, because shovels catch raised edges, and shoveling diagonally to the pattern helps.

Questions, answered

Paver Repair & Re-Sanding in Bingham Farms: FAQs

A tree root has pushed up part of our walk. Can you fix it?

Not the part the root lifted. Tree roots are outside the work we do, because cutting a major root can kill a tree, and a root left in place keeps thickening and can lift a relaid section again. Whether it can be cut is an arborist's call. Sections raised by frost, sunk over a settled base or pushed out by a loose edge we lift, correct underneath and relay, and the estimate says which is which.

Our pavers rarely dry out. Can they still be re-sanded?

Yes, on the right day. Polymeric sand goes down only when the pavers are dry through the joints, about a day after rain or cleaning, with a forecast that stays above freezing for the next two days. On a shaded ravine lot that day comes less often, so we schedule from the forecast and the sand maker's label. If the joints are still damp on the day, the sanding moves to a drier one.

Is an old clay brick walk repaired the same way as concrete pavers?

Mostly. Clay pavers on a sand bed lock together by friction, and the joint sand also keeps their edges from chipping. Joints wider than 3/16 inch get stabilized sand. Old brick is cleaned gently, because aggressive washing removes joint sand and can undermine the units. Replacement brick may not match units that have weathered in place for decades, and some colors are no longer made, so we do not promise a match.

How is paver repair priced in Bingham Farms?

There is no published price for paver repair, since the cost follows what sits under the pavers. We quote from photos or a visit, and you get a written estimate within 24 hours. The drive from our Hall Rd shop in Clinton Township runs about 36 minutes and carries no travel fee, the same as for Franklin and Beverly Hills next door.
