Paver Repair & Re-Sanding — South Lyon, Michigan
Paver Repair & Re-Sanding in South Lyon
In the new-build subdivisions on South Lyon's former farmland, a paver drive that dips along the tire tracks is telling you about the layers under it, not its surface. We lift the pavers in that path, rebuild the layer that settled, reset them in their original pattern and fill the joints with polymeric sand.

In South Lyon
South Lyon is a century-old rail town ringed by subdivisions built on former farmland since the 2000s, much of it clay-influenced ground. A paver drive is typically built on about an inch of bedding sand over a compacted aggregate base, and the Concrete Masonry and Hardscapes Association (CMHA) calls for at least 6 inches of that base under a driveway, more in cold or wet soils.
A drive that sinks in two stripes where the tires roll is what CMHA calls rutting: the subgrade or base settling under repeated wheel loads. CMHA ties low areas to settlement, often of a base that wasn't compacted enough, and also to a base or soil that stays saturated, bedding sand laid too thick, or bedding sand that washed out. Major rutting often means the base is too thin or not stiff enough for the load.
Clay adds one wrinkle. CMHA recommends drain pipe under vehicle areas on clay or other slow-draining soils, and you can't tell from the surface whether a drive has one. If a rut keeps holding water, drainage may be part of the cause, and drainage work is outside what we do. Near downtown Lafayette St, under the old core's heavy canopy, a walk lifted by a root is another matter: we do no root work, and Iowa State Extension warns that cutting major roots can kill a tree. Paver repair fixes what moved; a sound surface that only looks tired belongs to paver restoration.
How we work
Measuring the Rut, Then Rebuilding Beneath It

A string line pulled tight across the low stripe comes first. CMHA measures dips against a straightedge because shadows make them look deeper, and the line marks where the settled area begins and ends. Pavers inside it come up one at a time, the first with an extractor or two screwdrivers worked from its short ends, and each is cleaned and stacked in order.
With the pavers up, the bedding and base show which layer moved. A low base is built back to grade with compacted base material, never padded out with extra bedding sand. About an inch of fresh concrete sand, never stone dust, is screeded on top. The same pavers return to their pattern along string lines, 1/16 to 1/8 inch above their neighbors, and a plate compactor makes at least two passes overlapping the pavers that never moved.
Once the pavers are dry, the joints, cleared to 1½ inches around the repair, take polymeric sand: filled, compacted twice and finished about 1/8 inch below the paver tops.
Why a Rutted Drive Sinks Again
The quick fix is to lift the pavers in the tire tracks and pack extra bedding sand under them. CMHA's guides reject it: bedding sand shouldn't make up for a low base, because the unevenness works back through to the surface, and an overly thick sand layer deforms under wheel loads.
Sweeping polymeric sand over joints still half full of old sand leaves a thin layer that Alliance Gator says peels and flakes. The polymeric makers call for at least 1½ inches of open joint, filled with one material from the bottom up.
When to Book Paver Repair & Re-Sanding in South Lyon
CMHA suggests checking paved areas each spring during or just after rain, when standing water marks the low spots, and again in late summer. Releveling needs unfrozen ground, and polymeric sand needs dry pavers and 48 hours above freezing, so late-season work follows the forecast; the National Weather Service office in Detroit puts the end of Southeast Michigan's growing season in October. A paver standing more than 1/8 inch proud is worth resetting before snow, when shovels and plows start catching edges.
Questions, answered
Paver Repair & Re-Sanding in South Lyon: FAQs
Our paver drive is only a few years old. Why is it sinking where we park?
Age doesn't rule it out. The causes CMHA lists for low areas, such as a base that wasn't compacted enough or bedding sand laid too thick, are built in on the day the drive is finished. Photos show the pattern of the dip, and lifting the first pavers shows which layer gave way; that layer is rebuilt before the same pavers go back down.
Our homeowners association flagged the sunken drive. What should we send you?
A wide photo of the drive, close-ups of the low stripe and, if you can, a shot after rain with water standing in it. The written, line-item estimate comes back within 24 hours, and you can forward it to the board. Our guide to answering an HOA exterior notice covers the rest.
Should we seal the drive once it's repaired?
It's optional: CMHA says sealer resists stains and deepens color, but it adds no structural strength, so it won't hold pavers up. Repairs and re-sanding come first, and the joint sand's label sets the wait, from a day or two up to about a month; brand-new replacement pavers can need longer. After we seal, foot traffic stays off for 48 hours and cars for 72. Our post on how long to wait before sealing new pavers explains why.
What does paver repair cost, and is there a travel fee to South Lyon?
Repairs have no published price, since the work depends on how far the settled area runs and what the base needs. Send photos or ask for a visit for a written estimate within 24 hours. South Lyon is about 55 minutes from our shop on Hall Rd in Clinton Township, and there is no travel fee, here or in Novi, Wixom or Milford.
