Paver Repair & Re-Sanding — Rochester Hills, Michigan
Paver Repair & Re-Sanding in Rochester Hills
On a hillside lot, rain does not leave a paver walk evenly. It can gather along the joints, run to the low end and carry joint sand, and in time bedding sand, out with it. We repair where that water has done its damage: the downhill edge, the low spots and the open joints.

In Rochester Hills
Many Rochester Hills homes sit above or below the street on rolling, wooded lots, so a paver walk or patio here is often built on a grade. Water running along the joint lines strips sand as it goes. Where it slows and soaks in at the bottom, the bedding layer can stay saturated, and saturated bedding can pump out through the joints under traffic. Stains on the pavers there are a sign the bedding is wet underneath. A downspout emptying onto the surface concentrates the same damage in one spot.
Runoff leaves the surface at the downhill edge. The Concrete Masonry & Hardscapes Association (CMHA), the paver industry's technical group, treats edge restraints as essential: when one loosens, joints within a foot or two of the edge widen and the outer pavers tip or settle. It accepts restraints built for the job, such as plastic or aluminum paver edging and precast concrete, with any spikes driven into the base, never the soil. Landscape bed edging and soil backfill do not qualify, timber is not recommended because it warps and rots, and no restraint belongs on top of the bedding sand.
Slope also decides the joint material. CMHA calls polymeric sand generally optional but recommends it on grades steeper than 7 percent, and wherever downspouts, eaves or heavy runoff concentrate water. Its makers call for a clean joint at least an inch and a half deep, so the old sand comes out first. Christian Hills still carries the deed restrictions of its 1955 plat, and associations are common in the 1980s to 2000s subdivisions, so it helps that a reset relays the same pavers in the same pattern.
How we work
Starting at the Low End

The edge restraint along the low side gets checked first, and any section that has pulled loose is reset or replaced on a base that runs out past it, spiked into that base rather than the soil. Pavers in the low area come up and are stacked in order. Soft or saturated base is dug out and replaced with base material compacted in layers, and about an inch of clean concrete sand is screeded on top as bedding. The pavers are relaid in their original pattern along string lines and compacted twice. If the joints above the repair are also washed out, their old sand is cleared to full depth. Polymeric sand then goes into dry joints across the slope, is compacted and topped up, and is watered from the low end uphill.
Repairs a Slope Undoes
Sweeping polymeric sand over the old sand in a sloped walk leaves a thin top layer that peels away in flakes. Raising a sunken low end with extra bedding sand leaves the soft base in place, and the dip returns. Landscape edging along the downhill side gives the pavers too little support to stay tight, and a timber edge warps and rots. And sweeping polymeric sand onto pavers that are still damp, a risk in shaded yards that dry slowly, leaves it stuck to the surface as a haze, which our guide to polymeric sand haze covers.
When to Book Paver Repair & Re-Sanding in Rochester Hills
A spring storm is the time to look. CMHA suggests inspecting pavers during or just after rain, when the water shows where it runs and where it stands, and again in late summer or early fall. In the shaded Clinton River and Paint Creek valleys, and on wooded lots toward Stony Creek Metropark, pavers can stay damp long after a rain, so re-sanding waits at least a full day and until the joints are dry to the bottom. Polymeric sand also needs about two days above freezing and a dry forecast. Base work stops once the ground freezes.
Questions, answered
Paver Repair & Re-Sanding in Rochester Hills: FAQs
Why does sand keep washing out at the bottom of my walk?
Water gathers as it runs down the slope, and concentrated flow carries joint sand with it. Where it slows and soaks in at the low end, the bedding can stay saturated and pump out through the joints under traffic. The low pavers come up, the wet base is replaced, and the joints get polymeric sand. If a downspout keeps feeding the spot, the estimate says so; rerouting water is outside our work.
How steep does a walk have to be for polymeric sand?
CMHA recommends it on slopes over 7 percent, a drop of 7 inches for every 100 inches of length, and wherever a downspout, an eave or heavy runoff concentrates water. On gentler ground it calls polymeric sand optional, though it also recommends it for wide joints and for paving that gets frequent hard cleaning.
Will a repair change how a walk looks in Christian Hills?
A reset reuses the pavers already there and lays them back in the same pattern, so a releveled area looks like the rest of the walk. Broken pavers are the exception: a new paver looks fresher than weathered neighbors, and we scatter replacements to spread the difference. If deed restrictions or an association govern exterior changes, check with them before replacing many.
How is paver repair priced in Rochester Hills?
By the job, with no published rate. Photos can be enough for the estimate, though a loose edge or a sinking low end may need a look in person. A written estimate comes back within 24 hours, with edge work, releveling and re-sanding on separate lines. There is no travel fee from our Clinton Township shop, about 22 minutes away.
