In Novi

Much of Novi's housing went up from the 1980s through the 2000s as master-planned subdivisions between corridors like Haggerty Rd, Novi Rd and 10 Mile, and irrigation is standard on those lots. That matters to pavers in two ways. Water running across a walk is one of the forces that carries joint sand out, and a head that reaches the same strip of pavers on every cycle keeps those joints damp. Damp joints also decide when a repair can happen: polymeric sand makers require the paver surface and joints to be completely dry before the sand goes in, and the irrigation turned off.

The trees planted with those subdivisions are now reaching shading size. Shade slows drying after rain or irrigation, and damp pavers or high humidity can leave polymeric sand as a white haze on the surface, so a shaded walk needs a longer dry spell before it is re-sanded.

Most of the city is also HOA-governed, with exterior standards, so a repair has to look right as well as hold. A releveled section goes back with its own pavers in the original pattern. In condo and townhome communities where the association maintains the walks, the estimate can be written for the association. The paver repair page covers the full service.

How we work

Irrigation Off, Repairs First, Sand Last

The estimate comes from photos or a visit, with each repair listed separately. Before the work date, every zone that reaches the pavers is switched off, and it stays off until the sand's label allows.

Sunken pavers are lifted, cleaned and stacked in order, and the cause is found before anything goes back: base that settled because it was poorly compacted, a base that stays saturated, bedding laid too thick, or bedding that washed out. The base is corrected with compacted base material, never with extra sand. Fresh concrete sand bedding is screeded, and the pavers are relaid along string lines and plate-compacted at least twice. A broken paver is pulled and replaced, and the spot is compacted, refilled with joint sand and compacted again.

When the surface is dry, joints are cleaned out to 1½ inches, filled with polymeric sand, compacted twice, finished 1/8 inch below the paver surface and swept clean. Activation is a light shower; one maker warns against overwatering, one more reason the irrigation stays off.

Fixes That Look Done and Aren't

Polymeric sand swept over pavers still damp from a morning irrigation cycle, or kept damp by shade, sticks to the faces and cures as a haze. Removing it then takes hot water and scrubbing, which our guide to polymeric sand haze walks through. A thin skim of polymeric over old sand, spread to tidy the joints before an inspection, peels and flakes off. The Concrete Masonry and Hardscapes Association (CMHA) calls for topping up plain-sand joints with dry masonry sand once the sand drops more than 1/2 inch; polymeric goes in only at full depth.

Pulling every paver with a hairline crack is usually unnecessary. CMHA notes that cracks with little or no opening generally do not affect performance, though damaged pavers can point to weak support underneath, and that is what gets checked. Sealer rolled over a sunken walk does nothing for the base; repairs come first.

When to Book Paver Repair & Re-Sanding in Novi

Check pavers during or just after a spring rain, when puddles mark the dips, and again in late summer or early fall. Base work needs unfrozen ground, and polymeric sand needs dry pavers, a forecast with no rain for at least 12 hours and about 48 hours above freezing, so suitable days get scarce once Southeast Michigan's growing season ends in October. A paver standing more than 1/8 inch above its neighbors should be reset before the snow, since shovels and plow blades catch it.

Questions, answered

Paver Repair & Re-Sanding in Novi: FAQs

Our HOA sent a notice about sunken pavers on the front walk. What do we send them?

The written estimate. It arrives within 24 hours of your photos and puts each repair on its own line: the area to relevel, pavers to replace, edges to reset and the re-sand. That gives the board something specific to approve. Our post on answering an HOA exterior notice covers deadlines and documentation.

How long do the sprinklers need to stay off?

From before the work until the polymeric sand has cured. Pavers and joints have to be dry to the bottom, so a zone that wets the walk should not run for at least a day beforehand, the same wait one maker sets after rain. Curing can take 24 hours or longer depending on temperature and humidity, and the label on the sand sets the exact wait.

Will a replacement paver look like the rest of the walk?

It will look newer, and we will not promise otherwise. Pavers in service weather and shift color, so a new one from the same line stands out, and some colors are no longer made. CMHA advises scattering replacements through the pattern rather than grouping them. Releveled areas go back with their original pavers, so the question only comes up for replacements.

Do you charge to come out to Novi for a paver estimate?

No. Photos can be enough for the estimate, and a visit costs nothing if the problem needs a closer look. Novi is about 45 minutes from our Clinton Township shop, with no travel fee, on the same terms as Northville or Wixom. Paver repair has no published price; the written estimate within 24 hours is the price for your walk.
