Paver Repair & Re-Sanding in Northville
On the streets that climb above Northville's downtown, a sloped paver walk or patio sends each rain across its own joints. We repair what that runoff and the canopy leave behind, from emptied, weedy joints to pavers sunk where the bedding washed out, and we reset edge rows that have spread.

In Northville
Hillside topography is rare in Metro Detroit, and Northville has it. Houses in the hillside Victorian historic district step up the grade above downtown, where Main St meets Center St, and many lots have retaining walls and stepped walks. On a sloped paver walk or patio, rain runs across the joints toward the low side. The Concrete Masonry and Hardscapes Association (CMHA) names concentrated water flow, downspouts and the drip line under eaves as places joint sand erodes, and recommends stabilized joint sand on slopes over 7 percent.
Joint sand passes load from paver to paver, and CMHA calls it essential to the paving's stiffness. When runoff takes bedding sand as well, a dip forms; when a restraint loosens, the edge rows spread. The heavy canopy over the historic hillside drops leaves and seed into open joints, and weeds root from windblown seed caught in the sand, not from the base. Roots also push paving up as trees grow, though Iowa State Extension notes that pavers accommodate root growth better than rigid concrete.
Paver repair covers polymeric re-sanding, releveling sunken or heaved pavers on a corrected base, replacing broken ones and resetting edges. Sound pavers that are only dull or stained need paver restoration instead.
How we work
Following the Water Down the Grade

The first question is where the water goes. Photos taken during or just after a rain show which joints carry it and where it stands, and a string line across a suspected dip confirms it, since shadows exaggerate low spots. If a downspout empties onto the pavers, the estimate says so; redirecting it is drainage work, which we don't do.
A sunken area is opened from one paver, lifted with an extractor or pried up with two screwdrivers, and the rest are stacked in order. Washed-out bedding is cleared and a low base is built back with compacted base material, because extra bedding only lets the dip show through again. About an inch of fresh concrete sand is screeded on top, the pavers return to their pattern along string lines, 1/16 to 1/8 inch high, and a plate compactor passes over at least twice, lapping onto pavers that never moved.
Re-sanding comes last: joints cleared to 1½ inches, everything dry, polymeric sand compacted in twice and finished 1/8 inch below the tops, dust swept off, then a shower of water that starts at the bottom of the slope.
What Runs Downhill After a Weak Repair
Topping up a steep walk with plain sand refills the joints but leaves them open to the same runoff that emptied them. Polymeric sand works only at full depth; spread as a thin layer over old sand, it peels and flakes off. A low spot raised with extra bedding sand still sits on a low base, and CMHA warns that the unevenness reflects through to the surface. A narrow pressure-washer tip aimed into the joints strips them and can undermine the pavers, so cleaning calls for a wide, low-angle spray. And sealer does nothing for a failing base. It goes on after the repairs, once the joint sand has cured; our post on how long to wait before sealing pavers covers the cure times.
When to Book Paver Repair & Re-Sanding in Northville
CMHA suggests two inspections a year: one in spring during or right after a rain, and one in late summer or early fall. On a hillside, that spring rain also shows where the runoff crosses the paving. Polymeric sand needs pavers dry to the bottom of the joints, at least 24 hours after rain, and about 48 hours above freezing once it is in. Under a heavy canopy, shaded pavers take longer to dry. Base work stops when the ground freezes, and pavers more than 1/8 inch proud should be reset before snow season, when shovels catch their edges.
Questions, answered
Paver Repair & Re-Sanding in Northville: FAQs
Our walk runs down the hill toward the street. Does it need polymeric sand?
CMHA calls stabilized joint sand generally optional, and recommends it on slopes over 7 percent (7 feet of fall in 100 feet) and where downspouts or eaves concentrate water. A walk that climbs a Northville hillside may well qualify; a level settles it. Polymeric sand adds no structural strength, so a soft base gets fixed first.
Tree roots have lifted part of our paver walk. Can you level it?
We can lift and relay the pavers, but the root stays where it is, so that stretch may not sit flat and can rise again as the root grows. Iowa State Extension warns that cutting major roots can kill a tree, and root work is not something we do. Ask an arborist before anyone cuts.
A block retaining wall holds the yard beside our paver walk. Is the wall part of the repair?
No. Paver repair covers the walk, patio or landing and the edge restraint that holds it, and rebuilding a retaining wall is outside it. If the wall is sound and only green or streaked, our post on cleaning segmental block walls explains how that cleaning works.
How is paver repair priced for a Northville home?
There is no published price, because a washed-out joint and a sunken landing are different jobs. Send photos or ask for a visit, and a written estimate arrives within 24 hours with each repair on its own line. Northville is about 48 minutes from our Clinton Township shop, with no travel fee on either side of the county line, as in neighboring Novi or Wixom.
