Paver Repair & Re-Sanding — Milford, Michigan

Paver Repair & Re-Sanding in Milford

Milford sits on river-valley grades, and paving on a slope can lose its joint sand downhill in hard rain. Where water keeps running through empty joints, the bedding sand can wash out too, and washed-out bedding is one reason pavers sink.

In Milford

The Huron River runs through the middle of the village, past Central Park a block off Main St, and the village's century-old hardscape follows the grades of the river valley. Outside the village, newer houses on wooded acreage often sit at the end of long approaches, reached from roads such as Milford Rd and Commerce Rd. The Concrete Masonry and Hardscapes Association (CMHA) names flowing water first among the things that pull sand from paver joints, and it singles out places where flow concentrates: below downspouts and along eave drip lines. A lawn that sheds runoff across a walk can do the same.

Joint sand passes load from one paver to the next, so as it goes, joints widen and the paving loses stiffness, which overstresses the bedding and base below. CMHA recommends stabilized joint sand on slopes over 7 percent, to prevent washout, and at downspouts and under eaves, though it calls stabilization generally optional. Polymeric sand is the stabilizer we use: sand with a binder that stiffens once water activates it. It holds sand in a joint but adds no structural strength, so it cannot rescue a washed-out or settled base.

The valley canopy adds leaves and seed, organic matter that CMHA also names among the things that work sand loose. Clogged gutters overflow at the eaves, which concentrates the water further.

How we work

Fixing a Washout From the Bottom Up

The work starts by finding where the water comes from. If a downspout empties onto the pavers or a lawn drains across them, the estimate says so, because rerouting that water is drainage work, not paver repair.

Low spots come next, and CMHA's first question is which layer gave way: bedding, base or the native soil. The pavers are lifted and stacked beside the work, washed-out or soiled bedding comes out, and the base is rebuilt with compacted base material. Stained pavers beside empty joints mean, in CMHA's reading, bedding that stays saturated; its fix adds drainage for the bedding layer, a hardscape installer's job, and we tell you when we see it. New bedding is screeded, then the pavers are relaid to string lines and run over with the compactor at least twice.

Then the joints are cleared to at least 1½ inches, dried completely, swept full of polymeric sand in two rounds of compacting, and left about 1/8 inch under the paver tops. On a slope, the setting water starts at the low end and works uphill in a fine shower, without letting any section dry out halfway.

What Speeds Up a Washout

Raking extra bedding sand into a dip brings it level for the moment, but the low base is still low, and the sag shows back through the sand. Spreading polymeric sand across joints that still hold old sand or are only half an inch deep does no better: polymeric makers call for at least 1½ inches of open joint, and a skim coat peels and flakes.

Sanding with rain coming is another. One maker asks for 12 rain-free hours after install, and another says its product needs 24 to 48 hours to dry before rain. And pressure washing, which CMHA lists among the causes of joint sand loss, sends the sand downhill when a narrow tip is aimed into the joints. A wide, low-angle spray is the safer way to clean pavers.

When to Book Paver Repair & Re-Sanding in Milford

Watch your paving during a spring rain, when CMHA suggests checking it: you can see where water runs, where it stands, and where sand fans out at the bottom of a slope. Repairs need dry pavers, 48 hours above freezing for the polymeric sand, and unfrozen ground for any base work, so fall jobs follow the forecast. Afterward, keep a pressure washer off new joints for 30 days.

Questions, answered

Paver Repair & Re-Sanding in Milford: FAQs

Sand keeps washing out at the bottom of our sloped walk. Why?

Because the water that took it still runs the same path. On a grade, runoff carries plain sand out of the joints, and downspouts and eaves concentrate it. CMHA recommends stabilized sand on slopes over 7 percent for that reason. Fixing low spots first, then re-sanding full depth with polymeric sand, helps the joints hold.

Is polymeric sand worth it on a flat patio?

Not always. CMHA calls stabilization generally optional, since plain joint sand tends to tighten over time as fine dust works in. It recommends stabilizing where water concentrates, where cleaning is frequent and hard, and where joints are wide. A flat patio that sheds water evenly can do well with plain sand, topped up with dry masonry sand once it drops more than half an inch.

Water puddles in one spot on our paver drive. Can you fix it?

Usually. CMHA notes that depressions show up as puddles after rain, though a string line confirms their size. We lift the pavers over the low area, rebuild the base with compacted base material rather than extra sand, lay fresh bedding, reset the same pavers and compact. If the soil below stays wet, the estimate will say so, since drainage is work for a hardscape installer.

How do we get an estimate for paver repair in Milford?

Send photos, ideally one taken during a rain that shows where the water runs, or ask for a visit. The written estimate arrives within 24 hours. Paver repair carries no posted price, since a washout over a sound base and one over a failed base are different jobs. Milford sits about 52 minutes from the Clinton Township shop, and there is no travel fee, just as in Highland Township or Wixom.
