Paver Repair & Re-Sanding — Clay Township, Michigan

Paver Repair & Re-Sanding in Clay Township

About one Clay Township home in five is held for seasonal use, and at a part-year house the winter's paver trouble shows up at spring opening: an edge that rose, a new puddle, joints gone thin. We find the layer that moved, correct it, reset the pavers and re-sand.

In Clay Township

Census Bureau estimates put 1,065 of the township's 5,177 homes in seasonal or occasional use, and on Harsens Island the share passes half. A patio at a house closed from fall to spring rides out every freeze and thaw with no one watching. Frost heave needs three things at once: freezing weather, a frost-susceptible soil and a ready supply of water, which wicks up toward the freezing front and builds ice lenses that lift the ground above. On the flat, low delta ground along the North Channel and Anchor Bay, water is close at hand.

When you look matters as much as what you see. The ground thaws from the top down, so early spring meltwater sits on soil still frozen below and softens the layers under the pavers, and a section that rose in February can settle back, at least partway, once the ground has thawed. Heave gets judged after that, not on the first warm weekend. Whatever is still out of line is the repair: a ridge or dip a string line confirms, a paver standing more than an eighth of an inch above its neighbors, or water that pools in one spot after rain.

Not every low spot is frost. The Concrete Masonry and Hardscapes Association (CMHA) traces dips to a settled base or subgrade, bedding sand spread too thick, a saturated base, or bedding and joint sand that washed out, and each is fixed at its own layer. Cleaning and sealing live on our brick paver restoration page. Off Pointe Tremble Rd or across the channel, if you are not up for the season yet, photos are enough to start a written estimate.

How we work

Lift Down to the Layer That Moved

A taut string across each suspect area separates a true dip from a shadow, and we ask where water stands after rain. The pavers come up with an extractor, the first one broken out with a chisel if it is locked tight, and each is cleaned and stacked in order. Digging stops at the layer that failed. A low base is rebuilt with compacted base material, never padded with bedding sand, which lets the hollow show through again. Fresh bedding is screeded, the pavers go back in their pattern a sixteenth to an eighth of an inch high, and a plate compactor passes at least twice, overlapping the untouched pavers. Polymeric sand goes in last, in the relaid joints and any nearby ones that have run low, cleared first to at least an inch and a half.

Spring Habits That Make It Worse

Readying the patio for summer with a narrow pressure-washer tip cuts joint sand out and can undermine the pavers; CMHA's cleaning note calls for a wide, low-angle spray. Packing extra bedding sand under sunken pavers leaves the low base in place, so the hollow returns. Resetting pavers on ground that is still frozen builds on a layer that moves again at thaw. And sealing a moved section first only means sealed pavers come up for the repair, since sealer cannot hold up a failed base.

When to Book Paver Repair & Re-Sanding in Clay Township

Repairs wait until the ground has thawed through, both to judge heave fairly and because CMHA rules out base work on frozen soil. Re-sanding needs paver tops, sides and joints fully dry, a day after rain or cleaning, no rain due for 12 hours, and 48 hours above freezing once the sand is in. Polymeric sand is set with a fine shower of water, so a cottage with its water shut off needs the spigot back on; the township offers seasonal turn-on for part-year residents. If the house closes in fall, book early, since southeast Michigan's growing season ends in October.

Questions, answered

Paver Repair & Re-Sanding in Clay Township: FAQs

We open the cottage in late spring. Can you quote before we get there?

Yes. Repairs are quoted from photos or in person, with a written estimate within 24 hours. Send a wide shot of each problem area, a close one with a straightedge laid across the dip or ridge, and any spot where water stood. If the base needs a look first, we say so. The drive from our Clinton Township shop runs about 35 minutes and adds no travel fee.

Part of our walk rose over the winter. Will it go back down?

Sometimes, at least partly. As the soil thaws, some of the rise can settle back, so wait until the ground has thawed through and check again with a string line. Whatever is still out of line gets reset on a corrected base. A reset fixes the surface but does not stop frost; where heave returns to the same spot each winter, CMHA's answer is a frost-resistant subbase.

Do you take paver repairs on Harsens Island?

Yes. The island is part of Clay Township, the crossing on Champion's Auto Ferry adds no travel fee, and island addresses are quoted one at a time from photos or a visit. Most of the island lies in the floodplain and more than half its homes are seasonal, so a check after the thaw is the place to start.

How can I tell if a dip is real before I call?

Stretch a string tight across the area at paver height and look at the gap beneath it. Early-morning and late-afternoon shadows make dips look deeper than they are, so CMHA says to confirm with a string. Water standing in the same place after rain is the other sign. A paver more than an eighth of an inch proud should be reset before snow season, when shovels catch it.
