Paver Repair & Re-Sanding — Clawson, Michigan

Paver Repair & Re-Sanding in Clawson

On a tight Clawson lot, a paver walk or patio may run a few feet from the house and butt against a pre-war concrete drive. Two places deserve a close look: the ground under a downspout and the seam where pavers meet concrete. We rebuild the base, restrain the edge and re-sand the joints.

In Clawson

Many Clawson houses off 14 Mile Rd, Crooks Rd and Main St stand only 12 to 15 feet apart, so any pavers on the lot sit close to two things that work against them: roof water and other hard surfaces.

Start with water. A downspout empties a section of roof onto a few square feet, and an eave without a gutter drips along a single line. Concentrated flow like that is one of the ways joints lose their sand, and enough of it can wash out the bedding sand underneath, leaving the pavers above to sink. Bedding that stays saturated also pumps out through the joints under traffic. CMHA, the paver industry's trade association, notes that stabilized joint sand helps hold the joints at downspouts and under eaves. A gutter that spills over its front edge can turn its full length into a drip line, one reason gutter cleaning belongs in the same conversation.

Then the seams. CMHA requires an edge restraint around the perimeter of every paver surface and wherever it meets another pavement, and on a Clawson lot that can mean the edge of an old concrete drive or a shared apron. Where that line is not held, the joints along it widen, the pavers beside it tip or settle, and sand drains into the gap. Refilling those joints does not stop it, because the pavers are still free to move.

In both places, the pavers in the failed strip come up, the cause underneath is corrected, a restraint goes in where one belongs, and the strip is relaid, compacted and re-sanded. Pavers that are level but faded or mossy need restoration instead.

How we work

Lift, Rebuild, Restrain, Re-Sand

We start at the downspouts and the seams, then check the rest of the surface for sunken, lifted and broken pavers. Sand waits until the repairs are done. Pavers in each failed strip come up with an extractor, the first one chiseled out if they are locked tight, and are cleaned and stacked. Hollows in the base take compacted base aggregate, not a thicker layer of bedding sand. New bedding gets screeded flat, and the pavers return to their pattern sitting a hair above the surrounding surface to allow for settling. The plate compactor then goes over the repair twice or more, lapping onto the undisturbed pavers. After that, joints are raked out to an inch and a half or deeper, dried, and filled with polymeric sand finished just below the paver tops.

Shortcuts That Bring the Dip Back

One shortcut is dusting polymeric over the old sand in a half-empty joint, where it peels and flakes. Blending polymeric with leftover sand of another kind is ruled out by the makers too. Packing extra bedding under a sunken paver hides a low base until the unevenness shows through again. Re-sanding a shaded side-yard walk before it is fully dry lets the sand stick to the paver faces as haze. And resetting pavers under a downspout without dealing with where the water lands repeats the cause.

When to Book Paver Repair & Re-Sanding in Clawson

Spring is the time to look, ideally during or right after a rain, when the low spots and downspout washouts show themselves. Repairs can start once the ground has thawed, but bedding sand should not go down frozen or saturated, so a wet spring can push a start date back. The polymeric fill then wants bone-dry pavers plus 48 hours of above-freezing weather while it sets. Check again in late summer, so anything loose is fixed before the first freezes, which usually come in October.

Questions, answered

Paver Repair & Re-Sanding in Clawson: FAQs

Why are the pavers under our downspout lower than the rest of the walk?

That spot takes far more water than the rest. Concentrated runoff washes the joint sand out first, then the bedding beneath, and the pavers settle into the hollow. We lift them, correct the base, relay and compact them, and fill the joints with polymeric sand. Moving the water is the other half of the fix, and that is a change to the downspout, not the pavers.

Our paver walk meets the old concrete drive and the joint keeps opening. Can that be fixed?

Yes. That seam is a change of material, and CMHA calls for an edge restraint there just as it does around the outside of the walk. Without one, the joint along the concrete widens, the pavers beside it tip or settle, and sand drains into the gap. We lift that strip, correct the base, set a restraint, relay the pavers and re-sand them.

Do a handful of broken pavers mean the walk has to be redone?

Usually not. A paver with a tight hairline crack still does its job in most cases. A broken one is chiseled out and its bedding checked, since bunched breaks can mean weak support, and a replacement is set, compacted and re-sanded. Spares stored since installation can still look different from pavers that have weathered for years, so replacements are scattered rather than grouped, and no match is promised.

Where does a Clawson repair price come from?

From photos or a visit. Send a wide shot and a close-up of each problem spot, or book a walkthrough, and you will have a written estimate within 24 hours. Nothing is published, since the cause decides the work. Clawson sits between Troy and Royal Oak, a 28-minute drive from the Clinton Township shop, with no charge for travel.
