James Hardie's cleaning and maintenance bulletin specifies low-pressure water and a soft- or medium-bristle non-metal brush for routine cleaning, recommends washing every six to twelve months, and warns that high-pressure washing and sandblasting can damage the surface. The pressure-washer allowance, when granted at all, comes with numbers attached: under 1,500 PSI, wide fan tip, six feet of standoff. Those numbers exist because warranty claims exist — and damage arising from improper cleaning is the classic claim-denial finding.
What Pressure Does to Fiber Cement
The board itself is cementitious and tough; the vulnerable layers are the factory finish and the surface. Close-range pressure mars and burnishes ColorPlus factory finishes, etches the texture, opens cut edges and nail penetrations to moisture, and can drive water behind the laps — fiber cement sheds weather brilliantly, but it was never designed to be waterproof against a 2,000-PSI stream aimed up its joints. The damage often reads as subtle at first: sheen changes, faint wand stripes, finish wearing early on the blasted elevations. By the time it reads as obvious, the repaint that fixes it costs more than a decade of proper washing.
What Fiber Cement Actually Collects
Michigan Hardie walls gather the standard ledger: pollen film and atmospheric grime everywhere, algae and mildew on the shaded and north-facing elevations, spider and insect debris under the eaves, and irrigation overspray minerals near sprinkler arcs. All of it releases to the method the manufacturer already endorsed — cleaning solution matched to the soil, applied gently, given dwell time, rinsed at garden-hose force. Root-kill chemistry matters on the green elevations for the same reason it matters on vinyl: rinsed algae returns in a season, killed algae takes years.
The Wash Is Also the Inspection
Fiber cement's real maintenance schedule is mostly about its joints: caulked butt joints, trim connections, and flashing details that age faster than the boards do. A proper wash visit doubles as the annual look — failing sealant, gapped joints, and any board face holding moisture get flagged with photos while they're an afternoon of caulk rather than a moisture problem. That inspect-while-cleaning habit is, frankly, most of what 'professional' should mean on a siding this durable.
