Concrete Staining vs. Sealing: What's the Difference?

The short answer

Staining adds permanent color by chemically reacting with or penetrating the concrete. Sealing applies a protective layer that blocks water, salt and UV. Staining changes how concrete looks; sealing determines how long it stays that way. Most decorative concrete needs both — always cleaned first, stained second, sealed last.

They Are Not Two Grades of the Same Service

Homeowners frequently call asking to have a patio "stained and sealed" when what they actually need is cleaning and sealing — or ask for sealing when the color is genuinely gone and no sealer will bring it back. The two get quoted together often enough that the distinction blurs.

Staining is cosmetic and permanent. It puts color into the concrete.

Sealing is protective and temporary. It puts a barrier on top and needs redoing every few years.

You can seal without staining. You should almost never stain without sealing afterwards, because unsealed stain is exposed directly to UV and de-icing salt.

What Staining Actually Does

There are two families, and they behave very differently.

Acid Stains (Reactive)

Metallic salts in an acidic solution chemically react with the free lime in cured concrete. The color becomes part of the slab rather than sitting on it, which is why acid stain cannot peel or flake.

The trade-off is control. Results are mottled, variegated and genuinely unpredictable — two slabs poured from the same truck can take color differently depending on cure, finish and moisture history. That variation is exactly what people like about it, but it means a test patch is not optional. The palette is also narrow: earth tones, tans, browns, soft greens, terracotta.

Water-Based Stains (Non-Reactive)

Fine pigment particles suspended in a carrier that penetrates the pore structure. No chemical reaction, so results are far more predictable and the color range is effectively unlimited, including blues, greys and near-solid tones.

Because they sit in the pores rather than bonding chemically, water-based stains are somewhat more vulnerable to UV fade over many years — which makes the sealer above them more important, not less.

Neither is paint. Concrete paint and solid-color coatings sit on top of the slab as a film. They peel, they show tire marks, and once they start failing the only path is stripping. Stain penetrates. That difference is why stained concrete ages gracefully and painted concrete does not.

What Sealing Actually Does

A sealer does four jobs: keeps water out of the pore structure (which is what causes freeze-thaw spalling in Michigan), blocks de-icing salt, screens UV so color holds, and makes spills wipeable rather than absorbable.

It does not change the concrete's structure, and it does not add color — though film-forming sealers deepen and enrich existing color considerably, which is why a faded patio often looks "restored" after nothing more than a clean and reseal.

The Order Matters Enormously

Get the sequence wrong and the work has to be undone.

  1. Clean. Stain will not penetrate through dirt, algae, efflorescence or old sealer, and it will absorb unevenly wherever contamination remains. Any residual sealer must be stripped first.
  2. Repair and dry. Cracks and spalled patches addressed, then 24–48 hours of dry weather.
  3. Stain. Test patch first, always. Acid stains need neutralizing and thorough rinsing after they react.
  4. Dry again. Sealing over residual moisture is what causes the milky-white blushing covered in our guide to failed sealer.
  5. Seal. Two thin coats beat one heavy one, every time.

The first row catches most people. A great deal of "faded" decorative concrete across Macomb Township and Shelby Township is simply dirty, and a clean plus a fresh coat brings it back without any staining at all. We always test a patch before quoting stain work, because the cheaper answer is frequently the right one.

Michigan Changes the Calculation

In a mild climate, sealing decorative concrete is largely about appearance. Here it is structural. Thirty to forty freeze-thaw cycles a winter plus heavy road salt means unsealed concrete degrades on a schedule you can predict — and stained concrete that is left unsealed loses color to UV and salt far faster than it should.
