The short answer
Most "faded" stamped concrete is not faded — the color is intact beneath worn sealer, algae and embedded grime, and a clean plus reseal brings it back. Genuine color loss happens when concrete is left unsealed for years and UV and salt strip the release agent and color hardener. That needs restaining.
Start With the Test That Costs Nothing
Before anyone quotes you for restaining, do this. Pour a bucket of water over a section of the patio and look at it while it is wet.
Wet concrete shows you approximately what sealed concrete looks like. If the color comes alive — rich, warm, with the pattern reading clearly — your color is fine. It is sitting under a layer of worn sealer, algae and embedded dirt, and cleaning plus a fresh coat will bring it back for a fraction of what staining costs.
If it stays flat and gray when wet, particularly in the high spots and traffic areas, the color itself has degraded. That is the case where restaining is genuinely the answer.
In our experience the majority of "faded" stamped concrete in Macomb County passes the water test. It is dirty, not faded. We run a test patch before quoting color work because the cheaper answer is usually the correct one.
How Stamped Concrete Gets Its Color
Understanding this explains exactly how it is lost.
Color hardener is broadcast onto the fresh pour and worked in. It sits in the top layer and provides the base color along with a harder, denser wearing surface.
Release agent is the secondary, contrasting color applied before stamping — it stops the mats sticking and leaves accent tone in the low points of the texture, which is what creates depth.
Sealer then protects both and provides the saturation that makes the colors read properly.
Note that the color lives in a thin surface layer. It is not distributed through the slab. That is why surface wear translates directly to color loss, and why aggressive pressure washing on stamped concrete is so damaging — it removes the color along with the dirt.
How Color Is Genuinely Lost
- Unsealed exposure. Once the sealer wears through, UV degrades the pigment and de-icing salt attacks the surface directly. Five or more years unsealed does measurable damage.
- Aggressive pressure washing. High pressure erodes the color-hardened surface layer. This is the single fastest way to destroy stamped concrete, and it is usually done by someone trying to help.
- Surface wear. Traffic paths lose accent color from the high points first, which is why the pattern flattens visually before it fades overall.
- Efflorescence. Mineral bloom pushed up from within leaves a white haze that reads as fading but is a deposit — it needs a dedicated remover rather than color work.
The Three Levels of Restoration
Level 1: Clean and Reseal
For: concrete that passes the water test. What happens: full clean with appropriate pressure and chemistry, efflorescence treated separately if present, thorough drying, then two thin coats of film-forming sealer. Result: often dramatic, and it surprises people. This handles the large majority of cases.
Level 2: Tinted Sealer
For: mostly-intact color that has gone slightly uneven or thin. What happens: pigment is added to the sealer itself, evening out tone and adding back depth without full staining. Result: more uniform than the original in some cases, and considerably cheaper than restaining. Worth knowing this option exists — it is rarely offered.
Level 3: Restaining
For: genuine color loss. What happens: full clean, any existing sealer stripped completely (stain cannot penetrate through sealer), test patch to confirm color, stain applied, then sealed. Result: restored color, though matching an original decorative job exactly is difficult — antiquing and accent work is as much craft as product.

The One Thing to Avoid
Do not let anyone pressure wash stamped concrete aggressively to "bring the color back." It does the opposite. The color is in a thin surface layer, and high pressure removes that layer along with the dirt — rounding off the pattern detail at the same time.
Correct cleaning on stamped concrete uses chemistry and dwell time with moderate, even pressure. If a company's answer to a stubborn patio is more PSI, they are about to make the problem permanent.
Keeping It Once You Have It Back
- Reseal every two to three years. Use the water-beading test twice a year in three different spots.
- Sand, not salt, for winter traction. De-icing salt attacks the surface layer where all the color lives.
- Clear leaves in autumn — tannin stains, and trapped moisture drives freeze-thaw damage.
- Lift furniture rather than dragging it, and check for rusting metal feet.
- Clean annually, gently, before build-up establishes.
The Bottom Line
Do the water test before you spend anything. Most faded stamped concrete across Southeast Michigan is dirty concrete with worn sealer, and it comes back with a clean and a coat. Genuine color loss is real but less common, and it is almost always the consequence of years unsealed — which makes the maintenance reseal the cheapest color protection available.
