The short answer
Sprinkler rust is iron oxide from well water and needs an acid-based rust remover to dissolve it. Hard water staining is calcium and magnesium scale, which needs a different acid entirely. Neither responds to pressure washing — blasting them only erodes the mortar joints while leaving the stain intact.
The Orange Arc Across Your House
If you have an irrigation system running on well water, you know the mark: a rust-colored band sweeping across the brick, following the exact path of a sprinkler head. It gets a little darker every season, and washing it does nothing at all.
Well water across Macomb County — particularly in Macomb Township, Washington Township, Ray Township and Armada where properties sit on private wells — carries dissolved iron. When that water hits your brick and evaporates, the iron oxidises and bonds to the masonry. What is left is not a deposit sitting on the surface. It is a chemical stain in the brick itself.
Two Different Stains, Frequently Confused
Iron / Rust Staining
Orange to reddish-brown. Follows a spray pattern — arcs, fans, or a concentrated blotch where a head sprays directly at a wall. Comes from dissolved iron in the water supply.
Hard Water / Calcium Staining
White, chalky or hazy. Often shows as a cloudy film or as distinct drip lines. Comes from dissolved calcium and magnesium — the same minerals that scale a kettle. Frequently sits on top of or alongside rust staining on the same wall.
These need different chemistry. A product that dissolves iron oxide will not touch calcium scale, and vice versa. Applying the wrong one and concluding "the stain won't come off" is the most common failure here.
Why pressure is the wrong tool: both stains have chemically bonded with the masonry. Pressure high enough to affect them is far higher than mortar joints can survive. You erode the mortar, the stain remains, and now you have a repointing job.
What Actually Removes Them
For Rust
An acid-based rust remover — oxalic acid for lighter staining, or a stronger commercial formulation for heavy irrigation deposits. It converts the iron oxide into a water-soluble compound that rinses away.
The care required is real. Masonry acid work demands correct dilution, controlled dwell time, thorough neutralization afterwards, and runoff management away from lawns, plantings and storm drains. Left too long or mixed too strong, acid attacks the mortar and can lighten the brick itself, which leaves you with a pale patch that is more obvious than the rust was.
For Hard Water Scale
A different acid — typically a phosphoric or specialised masonry cleaner — dissolves the calcium and magnesium deposit. Same precautions apply.
On Windows Caught in the Spray
Sprinklers that hit brick usually hit glass too. Hard water on glass is a genuinely time-sensitive problem: the minerals slowly etch into the surface, and past a certain point the damage is in the glass rather than on it and no cleaning restores clarity. Test Patch First. Always.
Brick varies enormously. Older soft-fired brick, historic lime mortar, glazed brick and modern hard-fired brick all react differently to acid. A test patch in an inconspicuous area — behind a downspout, low on a side wall — tells you the dilution and dwell time that works on this masonry before anything touches the visible elevation.
Any contractor who starts on the front of your house without testing somewhere hidden first is guessing with your brick.
Stopping It Coming Back
Removal without prevention means doing this again in two years. Four options, roughly in order of cost:
- Re-aim or replace the heads. The cheapest fix by a wide margin. Adjustable and part-circle heads keep water off the house entirely. Most rust arcs come from one or two misaimed heads.
- Adjust the run schedule. Watering before dawn means less evaporation on hot brick, which means fewer minerals left behind.
- Fit an iron filter on the irrigation line. Genuinely effective and it protects the whole property, including concrete and glass.
- Seal the masonry. A breathable penetrating masonry sealer makes brick far less absorbent, so the next few seasons of overspray sit on the surface rather than bonding into it.

That third row matters: efflorescence looks very much like hard water staining but originates inside the masonry rather than being deposited on it. Treating it as an external deposit while ignoring the moisture path means it simply returns.
The Bottom Line
Rust and hard water staining on brick are chemical problems requiring chemical solutions, applied carefully to a material that does not tolerate mistakes. The removal is very achievable. The part homeowners skip is the twenty-dollar sprinkler head adjustment that stops it happening again — and without that, you are simply buying the same service every couple of years.
