The short answer
Hard water minerals left on glass slowly dissolve into the silica surface, creating permanent etching that no cleaning removes. Early-stage mineral deposits sit on top of the glass and come off with the right acid. Once etching has begun, the damage is in the glass, and the only fix is polishing or replacement.
Glass Is Not as Inert as It Looks
Most people treat window glass as permanent — it either breaks or it does not. In reality, glass is silica, and silica is slowly reactive with alkaline mineral deposits. Given time and repeated wetting, hard water does not just sit on glass. It works into it.
This is why the windows on the sprinkler side of a house look permanently cloudy while the others are fine, and why cleaning them harder does not help.
The Three Stages of Hard Water Damage
Stage 1: Surface Deposits (Removable)
Hard water evaporates and leaves calcium, magnesium and other dissolved minerals on the surface. It looks like spotting or a light film. At this stage the deposit is genuinely on top of the glass, and a mild acidic cleaner dissolves it completely.
Ordinary glass cleaner will not do it — mineral scale is not dirt and does not respond to a surfactant.
Stage 2: Bonded Scale (Difficult but Removable)
Left through repeated wet-dry cycles and heat, the deposit hardens and bonds to the surface. It now needs a stronger acid and mechanical polishing with a fine abrasive compound. Achievable, but it is a restoration process rather than a cleaning.
Stage 3: Etching (Permanent)
The minerals have chemically reacted with and dissolved into the silica. The glass surface is now physically pitted at a microscopic level. There is no cleaner, no acid and no technique that removes it — because there is nothing sitting on the surface to remove. The damage is the surface.
Options at this point are professional glass polishing, which can improve moderate etching but is labour-intensive and can introduce distortion, or replacement.
The window that matters: stage one to stage three typically takes one to three years of regular exposure. Sprinkler overspray hitting the same panes several times a week can get there considerably faster.
Where the Water Comes From
- Irrigation overspray — by a wide margin the most common cause, especially on well water. The same source that produces the orange rust arcs on brick.
- Runoff from concrete and masonry above. Water running off a concrete sill or brick ledge carries dissolved minerals from the masonry itself onto the glass beneath.
- Failed or overflowing gutters sheeting water down a wall and across windows.
- Roof runoff carrying shingle minerals onto windows below a valley or a break in the gutter line.
- Pressure washing with untreated hard water and letting it dry on the glass — an own goal we see regularly.
What Professional Cleaning Does Differently
The difference is not effort. It is water and method.
Purified Water
Professional exterior window cleaning frequently uses deionised or reverse-osmosis water with essentially all dissolved minerals removed. Because there is nothing dissolved in it, it dries without leaving a deposit — the glass can be rinsed and left to dry with no squeegee marks and, critically, nothing new added to the surface.
Cleaning windows with a hose and municipal or well water actively contributes to the problem you are trying to solve.
Correct Chemistry for the Stage
A technician who identifies stage-two bonded scale and treats it with glass cleaner will conclude the windows "won't come clean." Matching the treatment to the stage is most of the skill.
Not Pressure Washing the Glass
Direct pressure at the perimeter of a double-pane unit can break the seal between panes. The symptom shows up weeks later as permanent internal fogging, and the fix is a new sealed unit. Windows get low-pressure rinsing and hand work, never a pressure wand — the same principle that governs everything else in professional window cleaning.
Screens and Tracks
Screens hold mineral dust that washes onto clean glass with the next rain. Tracks hold grit that scratches sashes. Both should be part of the service.
Prevention, Cheapest First
- Re-aim the sprinklers. Twenty dollars of adjustable heads solves most of it permanently. If water is hitting your windows, that is a system design problem, not a cleaning problem.
- Water before dawn. Less evaporation on warm glass means fewer minerals left behind.
- Clean twice a year. Regular removal prevents stage one ever becoming stage two.
- Consider a glass sealant. A hydrophobic treatment makes glass shed water rather than hold droplets, slowing deposit formation substantially. It needs periodic reapplication.
- Fix gutter overflow that sheets water across windows.
