The first failure is sealing damp concrete. A film-forming sealer applied over a slab that is still wet from the canal edge or a slow-draining lot turns white and cloudy within weeks and peels by spring, and stripping it costs more than the sealing did. The second is sealing over algae and salt, which traps them under the coat. The third is a topical acrylic on a driveway, where tires and salt wear it in tracks and the slab looks worse than bare within two winters. A penetrating sealer on clean, dry concrete avoids all three.
Timing It Right
June through September is the sealing season, when the slab can dry for a full day and the temperature holds above fifty overnight. Late summer is best on the canals, because the walks are at their driest after a stretch of hot weeks. Sealing before the first salt hits the mile roads in November is the point, and a driveway near I-94 sealed in September goes into winter protected. Resealing comes around every three to five years.
