Concrete looks solid and behaves like a sponge. A slab pulls water into its pores, and in a Michigan winter that water freezes, expands, and pushes outward from inside the surface. Thaw it, freeze it again, repeat that dozens of times a season, and the top layer begins letting go in flakes. Road salt makes the cycle worse twice over: it lowers the freezing point so the slab cycles more often through a winter, and the brine soaks deeper into the pores than plain water does. What makes sealing worth doing here is the age of the concrete. A penetrating sealer is our default. It soaks into the pores and works from inside the slab, so the drive still looks like concrete and there is no film to peel, cloud or turn slick underfoot. A film-forming product earns its place on a stamped patio where color and sheen are the point, as long as you know it will need stripping one day; the comparison of the two lays out the trade. Sealer Failures You Can See From the Curb

Sealing wet concrete is the failure we see most, and bay air makes it easy: a slab that feels dry at ten in the morning can still hold fog from overnight, and that trapped moisture turns a film-forming sealer cloudy white within a week. Laying new film over an old coat that is already flaking adds a layer that peels off with it. Too heavy a coat stays soft and collects dirt and tire marks. And sealing a drive that has started spalling hides the damage for one season, then lifts in sheets with the loose surface under it.

Timing It Right

May through September, on a run of dry days with nights above the mid-fifties. Sealer needs the slab dry and the air warm enough to cure, which rules out the damp weeks that spring and fall specialize in here. The practical order is a cleaning in spring and the sealing a few dry days later. New concrete is the exception and should cure about a month before its first coat.
