Concrete Staining & Sealing in Shelby Township

The subdivisions platted between 22 Mile and 26 Mile, from Dequindre Rd across to the Hayes Rd line with Macomb Township, brought more flatwork per lot than any earlier wave here: a long drive, a front walk, a service walk out to the deck and, on most of them, a stamped or exposed-aggregate patio at the back. Twenty years on, that concrete has reached the age where the decision gets made. A penetrating sealer soaks into the pores and works from inside the concrete. It repels water and the brine that comes off winter roads without leaving a coating on top, so the slab keeps its texture and its traction and there is nothing to peel. A film-forming sealer sits on the surface instead, and it is what brings stamped color back with a wet or satin look, which makes it the right pick on a patio where the pattern matters. It has to go over a dry, clean slab, because anything trapped under the film reads as a white cloud.

Staining sits alongside sealing on the same visit. A concrete stain puts color into the slab rather than onto it, which is how a gray service walk gets matched to a stamped patio or a washed-out pattern gets its tone back. Sealer Over a Damp or Dirty Slab

Sealing too soon. Concrete still holding water from the wash traps it under a film-forming product, and the result is a white haze that no amount of drying clears, because the moisture sits under the coating rather than on it. Stripping and starting over is the only fix. The related mistake is sealing over algae or oil, which locks the stain in permanently and gives the film nothing solid to bond to, so it lifts in patches the first winter. Both show up in spring, and both cost more to undo than the original job.

Timing It Right

Late May through September is the sealing season, because the slab needs to be above 50 degrees and dry for a day on either side of the application. June and early July are the most reliable weeks under a heavy canopy. New concrete is the exception: a fresh pour should cure at least a month, so a driveway poured in October is better sealed the following spring than rushed in ahead of the first freeze.
