House Washing in Center Line

The film on a Center Line street face is built in layers. Exhaust soot and tire dust from Van Dyke Ave and 10 Mile Rd settle on the brick every day, salt spray from the plows glues the next layer down each winter, and the pores in old brick hold all of it the way a sponge holds grit. On the blocks near 11 Mile Rd the same haze drifts off I-696 along the north edge of the city. After twenty years the front of the house reads darker than the sides, the mortar lines vanish into the color, and a hose only moves the dirt around.

The shaded side is a different problem. Lots here are close-set, so the neighbor's house blocks the sun from your side wall for most of the day, and the mature street trees on the prewar and 1940s blocks finish the job. Algae needs a damp surface and little else, and brick that stays damp grows a green band from the grade line up toward the eaves. The aluminum trim on the 1950s ranches adds a third material to the same elevation: its factory finish chalks to a white powder that smears under a plain rinse.

One visit handles all three. A brick-safe solution goes on wet, dwells long enough to kill the algae at its root and loosen the traffic film, and rinses at garden-hose pressure so the mortar stays put. Chalked trim gets its own pre-treatment first, and painted wood on a prewar porch gets a milder mix. The shaded wall stays clean for two to three years and the sunny walls longer, because dead growth does not return the way sheared growth does. What a Wand Does to Seventy-Year-Old Mortar

A pressure wand held close cuts the sand out of old mortar joints, and the brick face spalls where the jet lands, which looks like a bite taken out of the wall. Water forced into the brick sits behind the face and shows up weeks later as a white efflorescence bloom. On chalked aluminum the same jet strips the powder in stripes, so the trim looks tiger-striped in low sun. On a close-set lot the overspray etches the neighbor's windows and spots their car. Chemistry and low pressure avoid every one of those.
