Soft Washing in Romeo

The method matters more in Romeo than in a subdivision of ten-year-old vinyl, because the surfaces here cannot be reordered from a catalog. The Romeo Historic District holds about 100 preserved 19th-century structures, and most of them are wood: painted clapboard, scroll-cut bargeboards, porch brackets, beadboard ceilings and window casings with original glazing. Soft washing exists for surfaces like these. A detergent and algaecide blend goes on at low pressure, sits while it breaks down the algae, mildew and dirt film, and rinses away at hose flow.

The chemistry changes by wall. Painted wood gets the mildest effective mix, held short of anything that would dull the finish. The older brick along Main St and on the village's brick houses gets a blend tuned for masonry, applied and rinsed so the mortar joints are never worked by force. Vinyl on the 20th-century houses toward the village limits takes the standard blend, chalked aluminum gets an oxidation pre-treatment so the powder lifts evenly, and the gray winter film on houses fronting Van Dyke Ave (M-53) needs a degreasing step before the main wash. Every mix is followed by a plant rinse, because Romeo gardens crowd right up to the porch steps.

The reason to soft wash instead of rinse is time. Algae on a shaded wall along St. Clair St grows from roots in the paint's texture, and a rinse leaves the roots behind. A dwell that kills them buys two seasons or more of clean wall, closer to three on a sunny elevation. What Goes Wrong on Old Wood

Two failures, in opposite directions. The first is pressure: a rented machine on painted clapboard raises the grain, blows out the edge of every paint chip and forces water into wall cavities that dry slowly under a tree canopy. The second is a mix too strong for the surface, which dulls paint, spots old glass and kills the hydrangeas under the window. In between sits the rinse-only wash that clears the color for a month and leaves the roots to regrow. Matching the mix to the wall and letting the dwell do the work avoids all three, and it is why the historic blocks get our gentlest setting every time.

Timing It Right

Soft washing runs in any month without frost, and on the historic blocks it is booked most in May and June, once the maples have finished dropping seed. Owners who plan to repaint schedule a wash a week or two before the painter, since paint holds to a clean, dead surface and fails over a live one. Early fall is the second peak, with the Romeo Peach Festival crowds gone and the leaves not yet down.
